Leaks and tiles we repair
- Leaks after rain
Water through a bedroom ceiling or into the loft, traced back to where it gets in rather than where it drips.
- Slipped tiles
Tiles that have slid out of line, often because a nail has rusted through, refixed or replaced with a matching tile.
- Cracked and broken tiles
Taken out and replaced one at a time, with the tiles around them checked.
- Ridge and hip tiles
Loose ridge or hip tiles rebedded before the next windy night takes them off.
- Valleys and flashings
The lead and mortar in the valleys and against walls, where a lot of leaks begin.
A roof leak almost never comes through where you can see it. Water gets in at one point, a slipped tile, a cracked ridge, a gap in a valley, and then runs along the felt, the battens or a rafter until it finds somewhere to drop. By the time it shows as a brown ring on the ceiling it may have travelled the width of a room, which is why a dab of sealant over the obvious spot so rarely ends it. The useful part of the job is the finding. Someone goes up, works from the stain back to the source and photographs what is wrong, whether that is one tile that slipped when its nail rusted through or a whole run of ridge that has lost its mortar. Then you get a written price for fixing exactly that. Most of the leaks we get called to turn out to need a repair rather than a new roof, and when one does not, you hear that plainly, with a price for each so you can decide.
One slipped tile is a job we will come out for.

Where we fix leaks
Slipped tiles turn up on every kind of roof we cover, from the tile hung villas of Beckenham to the 1930s semis in Sidcup and Eltham, where the ridge and the hips tend to be the first to loosen.
Bromley, Chislehurst, Petts Wood, Bexley, Blackheath, Lewisham, Catford, Lee, Hither Green, Sydenham, Penge, Mottingham and Bellingham are covered too. A little further out? Ask when you ring and you will get a straight answer.
Roof leak questions
Is one slipped tile worth fixing?
Yes. A single gap lets rain onto the felt beneath it and, where the felt is old, into the loft, and the tiles either side can work loose after it. It is worth refixing before a wet, windy spell rather than after.
Can you find a leak I cannot see from the ground?
That is most of the job. Water travels before it drips, so the source is found from up on the roof, not guessed from the stain.
Will the new tiles match?
We match the tile or slate already on the roof. Where yours is no longer made, the nearest match is shown to you before it goes on.
Why have my ridge tiles come loose?
Older ridges are held on by mortar alone, and mortar cracks and washes out with age until the tiles can lift in a strong wind. Rebedding them stops that before they fall.
Do you charge to come out?
No. Looking at it is free, and so is the written price that follows.
