Flat roofs we repair
- Extension roofs
The kitchen or back addition roof, and the line where it meets the house wall.
- Garage roofs
Roofs that pond after rain, or have started dripping onto whatever is stored underneath.
- Porch and bay roofs
The small flat roofs over a porch or a bay window, often the first to split along an edge.
- Dormer tops
The flat top of a dormer, which nobody sees until the ceiling below it stains.
- Upstands and edges
The turn-up against a wall and the trim along the edge, where splits usually begin.
- Renewals
When the covering has had its life, a new one laid to fall so the rain leaves the roof.
A flat roof is never quite flat. It should be laid to a slight fall so the rain runs off to the gutter or the outlet, and most of the trouble starts when that stops happening. Water that sits in a puddle for days after a shower finds every crack in the covering, and blisters, splits and lifted edges all let it through. The drip inside is rarely under the fault. Water runs along the deck and the joists below and comes out wherever there is a gap in the ceiling, so a drip by the back door can be coming from the far corner of the roof, and that is why a patch put on blind so often fails. We look at the whole roof before pricing anything: the covering, the upstand where it meets the wall, the edge trim and where the water drains off. Then you are told straight whether a repair will hold or whether the covering is finished and needs renewing, and you get both prices in writing so the choice stays yours.
A garage roof or a porch canopy is worth a call on its own.
Flat roof repair, start to finish
Photo or call
A photo of the roof from a window above, or of the stain inside, is plenty to start with.
Up on the roof
We check the covering, the upstand, the edge trim and the outlet, and photograph the fault.
Patch or renew, priced
If a repair will last, you get that price. If it will not, the renewal price sits beside it.
Done and cleared
The old covering and waste go away with us, and you get photographs of the finished roof.
Flat roofs across our area
Back additions on Lewisham's Victorian terraces, the bays on 1930s houses in Petts Wood and Sidcup, garages and kitchen extensions everywhere from Beckenham out to Bexley: there is a flat roof on most streets we work in.
Bromley, Chislehurst, Eltham, Blackheath, Catford, Lee, Hither Green, Sydenham, Penge, Mottingham and Bellingham are covered as well, and anywhere just past them is worth a call.
Flat roof questions
Why does my flat roof only leak in heavy rain?
Usually because the water has nowhere to go. When the outlet or gutter is blocked, or the deck has sagged, a downpour stands on the roof long enough to reach a split that light rain never gets to.
Can a flat roof be patched?
Often, if the covering is sound apart from one split or one failed edge. If it is blistered and cracked right across, a patch buys a season at best, and we will say so.
Do you repair garage and porch roofs?
Yes. Small flat roofs are welcome, a single garage or a porch canopy included.
How do I find where it is leaking from?
From inside you usually cannot, because water travels under the covering before it drips. Finding where it gets in is the first thing we do once we are up there.
What does it cost to look?
Nothing. The visit and the written price are free and come with no obligation.
